They made suggestions as to what we could do to our house to make it sell better, they did a great job getting us many showings with good buyers. Once we got a contract in place, they closed the deal and were able to walk us through the process from start to finish. Most importantly, MARIO seems to have a real handle on this tough market and knew just what was needed to sell our house.
I really enjoyed working with MARIO and his group. If you want to sell your house, you need to call him up. If you want hand holding and tons of reassurances, then I suggest going elsewhere. He knows his stuff and will tell you like it is. I don't think it's a hard sell as some say, I think some people are not ready to hear how the market is and how much your house will really sell for. We had our initial consultation and he gave us great ideas and a list of things to do get it market ready. He also prepared a very hefty book of comparables and gave us his marketing plan. He told us what our house would go for and that we're likely to get it for 95% of the listing price. When we put it on the market, we had tons of traffic and most agents surveyed felt it was priced right. We got an offer in a very fast time and his team was there to help us with each step. Stop looking, these guys are the best. My wife and I were searching out an 'in-town' place. We had written down about 2 dozen addresses of buildings we thought we might be introduced in but beyond this did not really know much about the market or about condo living (our home is in the suburbs) or the various tradeoffs involved in making this sort of real estate purchase. We contacted another realtor and got nowhere. We were referred to MARIO and got a call back the same day to set up our initial appointment. We met with MARIO and his partner KEVIN FITZGERALD. We handed them our list and they knew just by looking at the list the quality, potential, and merits of all the properties on the list. They know the market! They emphasized from the beginning they would help us find the right place and would not in any way make us feel pressured. We didn't. We gave them a 'wish list' and our price range and they helped us understand what was possible. (In this market, a lot more is possible than once was the case!) Over the next 2-3 months we made several trips to visit both places on our original list and others that fit our criteria. In all we probably visited several dozen places. Well, we found our place----a fabulous duplex on Lake Shore Drive! We always felt they were working for us. We got honest assessments and quick responses all the time. When it came time to start making an offer it happened fast and they helped us with an aggressive offering strategy that paid off for us. We were told when we were referred to MARIO that they were the top selling agency in the city, that they were the best. They are.
We liked MARIO at the initial interview because he was honest and direct. We also liked his team approach to the different elements of the sales process. Instead of MARIO handling everything on his own, he employs a team of very capable people to help keep everything moving along smoothly. We thought that maybe we wouldn't hear from MARIO during the process since he delegates the work, but this was absolutely not the case-- MARIO was cc-d on all e-mail correspondence and chimed in on many issues. He and his team were extremely quick to respond by e-mail and phone. We liked MARIO's negotiating strategy and appreciated him running his strategy by us before he discussed things with the buyer's agent. Other good things about the group: we received great feedback via e-mail after each showing, MARIO did a great job putting together the MLS listing, the photos of the unit turned out great, and the attorney MARIO recommended was fantastic. The only negative instance in the two months that we had been working with the team was when the buyer asked for more money for repairs after the inspection. In an effort to get the deal done quickly (as there were critical timing issues b/c our unit was a co-op), MARIO instructed our attorney to offer more money than what we were comfortable giving up. It all worked out fine, but we should have been consulted before the attorney was given instructions from MARIO on what to offer. MARIO was simply working to try to get the deal closed quickly and successfully, which we appreciated. We give the MARIO Greco Group five stars because overall the customer service experience was superior, and MARIO and his team sold our unit the first week it was on the market, which is pretty amazing in this down market! We would recommend this group to anybody looking for a capable sales and marketing team.
MARIO and his team of professionals will give you the best chance of selling your home quickly at a great price. Following the birth of our son, my wife and I needed to sell our cramped condo. At the time (May 2009), condos in our neighborhood were not selling, selling at pre-2004 price levels, or were in foreclosure. The prospect of selling our condo for a good price seemed unlikely. After receiving a glowing recommendation from friends, we met with MARIO. He demonstrated extensive knowledge of the market and a deep understanding of our neighborhood's unique characteristics. Showings - Scheduled in advance, timely, thorough. You will get updates on your mobile, via email, and receive recap spreadsheets. They stay in close contact with everyone who walks through your home. Negotiations - MARIO really excelled here. We got a depressing offer that was 15% lower than our asking price. MARIO managed to swing the final offer significantly in our favor. Contract and Sale - MARIO linked us up with an outstanding attorney who protected our interests and ensured our sale went through. END RESULT: MARIO and his team managed to have our home under contract within 2 months. My family is very grateful to MARIO for the result and wishes him and his team the best.
